That they haven't genocided those within their territory is a fair point.
However, their catspaws in Hamas have explicit genocidal aims, and 'palestinian' culture has broadly instituted teaching their children that their objective is to exterminate the jews in Israel. That's a very serious danger, especially when Iranian rhetoric about Israel the nation includes things like 'annihilate.'
Regarding Jews, they "just" confiscated their property and "encouraged" them strongly to leave, so, that's ethnic cleansing.

Impossible as long as Iran is ruled by the Islamic Revolution government, on the other hand it is inevitable as soon as a less islamist option gets into power (as was the case before it).
The nature of the Islamic Revolution government, its principles and ideological reason to be, is that it needs to strive to export said revolution. The nature of said export and who its most obvious potential importers are is such that it is nearly impossible to deconflict that with Israel's regional security interests.

If Iran had a shah again, it wouldn't need them, for the same reason it didn't need them back when it did. An Iran under shah has no reason to play ball with all the local islamists to convince them that the Islamic Revolution is the biggest and the strongest branch of islamism, and once Iran is not doing that, neither America nor Israel have such a problem with them anymore. Politically Iran would become some mix of Turkey and Saudi Arabia.
