The US annexes Texas but also negotiates with Mexico to set the Nueces River as the new US-Mexican border

What if the US annexes Texas but also negotiates with Mexico to set the Nueces River as the new US-Mexican border? AFAIK, there were no or almost no US settlers living to the east and south of the Nueces River, so it seems like a viable compromise for the US to adopt had the US had a different President back in the 1840s, such as perhaps Henry Clay. AFAIK, Henry Clay was also open to the idea of having the US purchase San Francisco (but not all of Alta California or Nuevo Mexico/New Mexico) from Mexico:

Anyway, what effects would this have? As in, if the US-Mexico border is set at the Nueces River and also perhaps somewhere to the south of San Francisco? I'm specifically thinking of a new US-Mexico border set on the blue line on this map:

Would this actually be viable as a permanent settlement or would land-hungry Americans want even more Mexican territory afterwards?

Could be interesting although I suspect that there would pressure for a later land grab. Might have to pay a fair amount to get Mexico to give up that much land further west.
